I want to implement the BRRR strategy, but before doing so I had a question because this would be my first time possibly doing it.

If I would pay for a property and rehab in cash, how long does it typically take to pull out Equity from the property? From my understanding it can take up to 6 months. Is there anyway to pull it out sooner? Are there any lenders that will allow you to pull out the equity quicker this way I can work on the next project?

Hello all, I am in the process of picking my managing broker. I was wondering when do you recommend a new agent to make their own website? Also, what are the must haves an agent needs in their own website? I have seen so many different styles I want to have an idea of what gets the most exposure. Also, if anyone can recommend a web designer that would be great as well. Thanks! Adeel

I appreciate all the advice. It was very helpful. My goal is to focus specifically for investors and invest myself. Do brokerage firms have stricter rules for a realtor from investing themselves?

Hello all, I just recently passed the Broker Exam in Illinois. I live pretty close to the Northside of the City. I need to find a sponsoring managing broker that I should work for. Can someone recommend which managing broker I should try interviewing for? Also, I have googled questions to ask managing brokers. They all seem pretty standard. Are there any questions that someone would recommend that wouldn’t be make sound like a newbie? Thanks, Adeel

I was wondering if anyone can suggest a good landlord insurance in the Chicagoland area? I pay about $1200 for the entire year. I'll be honest I am not sure if that is a good price or not. I use Allstate which I know is relatively expensive. I know they are known for Auto. Any suggestions would be great.
