My grandmother transferred a house to me via a quit claim deed. I order a title search and found that there’s a mortgage lien on the house for $50,000. The house was never foreclosed on and no payments have been made in 7 years. My mom seems to believe the mortgage may be invalid somehow because of the length of time with no action.  What do you suggest as far as clearing the title?

@Andrew Postell thank you for the quick response. I'm just trying to get my start anyway possible. I guess it just takes patience and good old fashion hard work. I saved up enough to buy a property with a FHA loan. I just wanted to have some money left for reserves if needed. I will just have to wait a while longer and save more or ask the seller to pay closing costs.

Hi Bigger Pockets Members,

I have been researching first time homebuyer programs and grants in Pensacola, FL that will provide closing costs and down payments. There are around three or four that I have found so far however the catch is that the money is given in the form of a forgivable loan which means if you decided to sell or rent the property the money would then become due either immediately or over the life of the loan. I plan to stay in this property for a little over a year and rent it out after. We are also considering an FHA loan. Are there any ideas that you guys have that would make the loans useful for investment purposes or any other loans or programs that are helpful. Thanks.

Hi Bigger Pockets Members! I'm new to investing in tax deeds and I have been researching how to go about things. I just would like some pointers or books to read as far as educating myself as well as some things to look out for from investors experienced in this type of investing. I'm currently looking at the homes in Escambia County, FL simply because I live in this area and I'm familiar with it.
