@Matt Lavinder Thanks for the feedback and yes I was kinda thinking more of just having something to keep me on track.  I am a delivery driver currently and know the value in good ol customer service.  It's amazing when you talk to people they can even listen to you for 5 sec.

@Ryan Dossey I will have to check out The little red book on selling I have read how to win friends and it's great.  I can definitely see a theme here.  Listing is key and finding out what they need.  I did not really know there was such a thing as an answering service.  How is the service paid?  is it per call?  I work 10+hrs a day and cannot take calls much during the day so this would be a must.  Also, the service would ask some qualifying qestions is what you're saying?

Hey community,  

   I have some questions regarding mailers.  First I am wondering how people go about fielding the calls? Do you use a script? Do anyone use a virtual assistant? 

My next question is regarding going to the actual client's house.  Again any script?

Hope the best of luck to you.  I am currently in the Ypsi area renovating a 3bd house I am living in.  I will be renting out the extra rooms for a house hack.  I can attest to the REIC group being a great learning group that has lots of get togethers and workshops are top notch.  I will keep my eyes open for multi opportunities.  The multi units close to EMU seem to be mostly turn key from what I saw when I was looking. You may look at single fam as well though as I found a few that could be turned into a 2 unit including the one I ended up buying.  

Anyway let me know if you would like to meet up and chat.

Hey guys I am happy to say I have finally closed on my first deal! I have been working on it since Aug and have had a lot of issues. I am using a FHA 203k so that is partly why it took so long. The house is a good size 3/2 in Ypsi near EMU. Anyway now I am ready to get thorough the rehab prosess. It will be a brand new kitchen, bath and roof along with new flooring throughout.

I am planing on renting out the extra rooms and house hacking as they say.  I plan on covering my expenses and living for free.  Does anyone have a good spread sheet for keeping track of expenses in/out on a rental that may work for me?  I would also love any other advice from more experienced investors.

welcome @Joe Carraway to the area. There is a meetup group in the AA area that has a lot of good info. @Joe Villeneuve can provide more info. I would also look at the meetup website.

@Ben Ranta welcome to the community of BP.  I am currently buying my first home to house hack in ypsi.  I will be looking for partners on a flip or 2 and some buy and holds in 2016.    There is an AA meetup that I have yet to attend due to soul sucking night shift! Shoot me a pm and maybe we could meet up some time.

Hey guys I am excited to say I will be closing on my first deal this week! Its been a long road and some last minute paper work issues but we are good to go finally.  So I will be using a 203 for the rehab on a 3bd/2ba home I plan on living in a for a few years and renting out the 2 extra rooms.  I am looking for any advice on renting out rooms.  Should I do month to month or make them sign a lease? Its in a college town so i'm thinking a year lease would be good so I don't end up with vacant rooms in the summer.  

Also I plan on turning this into a full rental once I can refi out of the FHA so I wonder if you guys have any tips on the rehab as far as cost savings and material recommendations? I am doing a new roof, Kitchen, Full Bath, Flooring and some electrical. I am thinking lower cost but also durable if that is possible :).

Ok I see so you are in Ypsilanti,MI a lot then? Yes I see that the 203 will be more now. It looks like the realtor is going to get the price lowered for me so that is good. Now I will be looking for another SFH this spring.

Thanks man yeah its near down town. Its an ok deal but may be a lot more work than I thought so may not be a deal now. I am not sure if I will go though with it or not. Are you looking for SFH in Ypsi? I see your in Cali are you looking for a turn key type investment?

Yes I will be looking for a GC most likely.  I had one come look and gave me a est of 30K.  Its a lot since its only a 45k house and my est was 15k.  I am new at this so I really don't know much about rehab.
