@Sean Walsh Thanks for the write up on how this will work.  I will prob read that though a few times for reference. Everything was done up to code just didn't pull permits so shouldn't be too big of a deal.

I guess I should explain what was done a little better. The home already had 2 bedrooms and a bath in the basement but was in really bad shape.  I decided to turn the one room into a storage and the other into a legal bedroom.  I pulled a permit for the egress we installed but not the rest of the rehab. It sounds like I need to call the assessor and find out if they have done any paperwork.

Hi,

  I recently had my basement remodeled and added about 890 sqft of living space.  The main intent was to make a 1bd apt for my retired parents to have a nice inexpensive place to live.  Anyway, I now have a bigger house and want to refi and am curious how the process goes for adding square footage. Do I want to contact the city to have it changed? Or would an appraisal accomplish this? Also, I need recommendations on an appraiser in or near Ypsilanti, MI.

Your absolutely welcome @Ben Leybovich for the shout out on the book.  It was a great read and gave me some good thoughts on house hacking.  Yeah, I will be trying out the renting side of turo.com soon and be asking the car owner a few questions.  I wonder if there is a way to vet how much you can expect to get for a car before buying something?  Would you think putting a fake post would work or would that be unethical? 

I like the idea of renting out some space for heavy equipment.  Farming does seem like a difficult industry.  Being a city boy there is just something cool about a farm lol.

Hello BP peeps,  

  I was reading @Ben Leybovich 's new book on house hacking today and was getting some great nuggets.  I like what he says is there about if you want something then find a way to hack it to make you money. It got me thinking about some things I want and will have me looking into turo to get a Mustang hopefully for free.  Anyway, I'm also thinking about wanting some acreage and am curious if anyone is doing any cool Landhacking?  The one that comes to mind for me is getting a chunk of land that is set up for farming or capable of farming and renting it out to a farmer but I would like to hear some stories and maybe some how to on this Landhack.  Maybe @Brandon Turner has some secret land he is farming up there in Podunk WA haha!

Hey guys thanks for all the great suggestions. I am currently mailing to some driver for dollars leads.  I'm also doing bandit signs and getting a few calls a week on them.  I guess I thought people were doing the biz cards but I guess it is not much of a target marketing.

Hey, guys quick question about putting biz cards on peoples windows.  I was going to put some out but then I realized I have my personal phone number on them with my email.  Would it be a better idea to have my google voice number and no email?  Maybe I'm being paranoid but just want some people thoughts on this.

Man, they are such a pain to find. I had a guy redoing a bath and living area in my basement.  He was not communicating with me.  Finally, 2 weeks later he calls me and says he was in jail.  The good news is he gave me the money back!
