@Jack Saunders It would be VERY surprising to see a private or hard money loan for LESS than a conventional loan. There may be pre-payment penalties from different lenders. When we lend, we don't have a pre-payment penalty as long as the loan is a certain size.

@Dan Kim Hi Dan. I don't see other replies to your post. I'm guessing it's because the title of your post is that you are looking for private money lending partnership, but it sounds like you are looking at getting into real estate investing to begin a portfolio. You might want to consider what specific sweat equity you are offering, and where you are located.

@Isaiah Wilson You can go to NC GS 42 (North Carolina, General Statutes Chapter 42) to check on any new requirements related to lease terms in NC. I haven't heard of anything new, but haven't reviewed in some time.
