Justin, Ryan Casady hosts a BP meetup once a month. David Mashian hosts a get together every other Thursday morning. There's NC Reia, TREIA, a couple other groups that post on BP...I host Triangle Deal Maker Sessions and we'll meet next on July 10, 9:30 a.m. at the Hampton Inn on Glenwood in downtown Raleigh.

@Cory J Thornton. Cory, I know I'm preaching to the choir, but for others on the thread..it's worth commenting that sellers sell for price, buyers buy for payments. So, the price of the home may not be as key for the buyers as the payments. Jumping from say 3% mortgage to 6% mortgage has shifted the payment affordability more than (in most cases) the recent appreciation that we have seen in the market.

@Sarah Sullivan I'd wait until something happens....and then blame the tenant. :).  Another option is to get a quote so you at least have an idea....and if something happens in the next 12 months for example, and you are okay with the quote, you can just reach out to the person to do the job he/she quoted.

Great post! Most people in REI are familiar with how their own state works (on paper) but not how other states work (starting with Judicial vs. Non-Judicial). North Carolina, as an example, is Non-Judicial--but has the fun quirk of ten day upset bid periods during foreclosure. So, the foreclosure can go on (theoretically) indefinitely if the bid keeps being upset.

Thank you for the post. Very informative. I have a hunch that you got some A I help in writing this! It's critical for out of towners to know that the Fayetteville market is heavily influenced by the military-- Fort Bragg (now Fort Liberty) is the anchor.
