@Jean Claude I've been looking at the Rochester area for a couple of years now. Haven't pulled the trigger because of the "war zone" fear. Most of the stuff I'm seeing has incredible cap rates and the entry price is super low, but the buildings look pretty beat, the crime is high in the area, and I've read that it can be really tough to find decent tenants. What's your experience there been like?

@Martha Michel my wife is/was self employed, so it may have been a little different for us, I really wish I knew more about underwriting, but we didn't have any trouble. We also had existing leases in place on two of the units that they looked at to offset some of the cost I think.

My wife and I are currently house hacking in Southern California with twin 6-month old girls. It's a fourplex and we were pregnant when we bought. All of the tenants are people who we put in and it's been great so far. They are wonderful with the girls and super respectful of our time and the noise with the girls. Definitely a great decision for us.

If there are more specific answers you have about what it's like day to day or whatever, please feel free to ask.

Hi there,

Brand new to BP (first post). I've been digging around the forums here, and the far less informative world wide web, about the rules for creating and breaking apart real estate portfolios and I haven't found what I'm looking for. There is a small SFR portfolio for sale in my area that I'm looking at (3 houses), and I am wondering about the process by which one might break apart that portfolio? I remember hearing a podcast about the advantages of bundling SFR rentals into a portfolio, but can't recall whether or not it talked about the legal process (if there is one) for creating those portfolios and how one might break one apart once it's created.
