Breaking up a SFR portfolio

Hi there,

Brand new to BP (first post). I've been digging around the forums here, and the far less informative world wide web, about the rules for creating and breaking apart real estate portfolios and I haven't found what I'm looking for. There is a small SFR portfolio for sale in my area that I'm looking at (3 houses), and I am wondering about the process by which one might break apart that portfolio? I remember hearing a podcast about the advantages of bundling SFR rentals into a portfolio, but can't recall whether or not it talked about the legal process (if there is one) for creating those portfolios and how one might break one apart once it's created.
