GUYS!! Thank you for reaching out, I'm sorry I haven't responded yet, I've been away from my computer a few days and didn't see the notifications of your replies.  I'll be reaching out to you all soon once I have something to bring to the table. @Stephen Barton, I love that mentality. It is so true. No, I haven't been thrown into the REI world yet and don't know the realities of it all, but one thing I can surely say is that nobody gets ahead without helping others first! "Everything that man has was given to him by another man." We depend upon each other whether we like it or not. People come first always. Thank you guys, and I'm looking forward to connecting!

Hi everyone!  I'm new to investing and while I don't have my RE license, I don't have much capital for investing, I'm looking for a way to take a step forward in the industry and more or less just get a foot in the door.  

My background is limited.  What I lack in MBA's and other formal degrees I make up for with an insatiable desire for learning.  I currently work for a home inspection company and have spent much of my life around real estate in some way shape or form.  The RE industry has always been an interest of mine. 

If there is anybody in the St. Louis, MO market who is looking for an extra pair of boots on the ground, I'm ready to work!  

My interests lie heavily in MFR and wholesaling. I'm preferably looking for a seasoned investor who's had success in one or both of these endeavors.

I'm 22 years old and ready to work and ready to learn.  Looking forward to hearing any response!

Hello David, and welcome!

I'm new to BP, new to investing, and am here to learn TONS from people who have already done everything I want to do. This site is such a great outlet for information and connecting. I can't offer you any super useful information since I'm a fellow novice, but hopefully we can learn together! I'm also interested in house hacking with MFR, preferably in a quad-plex in my home market of St. Louis (Go Blues).

I really like the idea of postponing a few months rent for TI.  Ideally, I'd have a turnkey property that a business could move into, but that surely won't always be the scenario.  And I'm a little fuzzy on your remarks about rent increases.  Are you saying that businesses would prefer their rent to stay a flat rate for 3 (+/-) years and then have it increase x% as opposed to an annual increase? I could see why that'd be beneficial to them, especially for a small business like my own.  I also see why as a landlord that you'd be skeptical of this idea.

I haven't yet pulled the trigger on a commercial property, I'm just spit balling. I hear a lot of great advice for screening tenants for rental properties wit SFR and MFR, but what kind of screening do you do for a small business looking to lease office/warehouse/work space?

My name is Adam and I am 22 years old.  Currently a business owner not in the real estate industry, I am looking to broaden my horizons and sink my teeth into the wonderful world of investing!
