@Chelsea A. You were able to do conventional financing 5% down on a duplex? Lenders and local credit unions have been telling me 15% minimum for conventional owner occupied.

Hi BP!

I am looking to relocate to phoenix in the next 6 months and do a house hack.

My understanding for conventional financing for a duplex the minimum is 15% down and triplex/4plex is 20% down.

A lender told me FHA only applies to duplexes or can it be used on triplex or 4plex?

I believe there is a self sufficiency rule where my agent said the #'s do not work right now in phx/tempe for tri pr quad.

Does anyone have further insight on the phoenix/tempe market and have suggestions on what the best financial option would be?


Do most of these duplex house hacks cash flow or at least cover your mortgage?

The project has already been funded and is suppose to be completed by 2027 but knowing California will probably get delayed.

That is why it looks like a good opportunity to garage conversion to solve the need of affordable housing for these guys especially with there housing allowance incentive.

Then potentially sell off after the contractors leave or keep them and refinance.

What are your thoughts?

I have other articles that say there are a lot of construction jobs coming into Bakersfield for the light rail.

The garage conversion is appealing to there market especially with per diem and year long contracts they sign.

Bakersfield is appealing because 3 bed 2 baths look like they have 2 car garages and they’re going for around 250K.

I live in San Diego and have been doing research and like San Antonio for a mix of cash flow and appreciation.

New braunfels specifically is close enough to Austin to see some of that type of appreciation but also has cash flow.

My mom and I just did a 4plex out there!
