Bakersfield Opportunity Construction Influx

California is typically a hard place for cash flowing properties but due to the new light rail coming in that is currently being built from fresno to Bakersfield this looks like the trigger event that could help investors with the proper strategy. I was curious if any local boots on the ground are seeing an influx of construction workers coming to Bakersfield. I live in San Diego but have been reading up on the light rail and workers migration.

My idea is to buy 3 bed 2 bath with 2 car garages which there seems to be a good amount of them in Bakersfield for around 250k. Converting the garages in to two additional living spaces and market to the construction workers that are on contract in Bakersfield and have per diem.

I have seen some BP success stories that model this affordable housing model when there is a need like college campuses or construction trigger events.

Anyone interested in partnering on this idea?

Anyone in the area that can verify the influx of construction workers and affordable housing need?
