Multi family is tougher to find in our area, but i would definitely keep your options open. You may find a healthy mix of MF and SFR may work great for you. I am very happy with my four plex, not sure I want to do anything else!

More properties diversify you. So if 1 tenant stops paying, you still have another working property. However if you buy one it could cut your Cap X in half... Only one roof, A/C to fix ect.

You need to verify that rents are really 2500 in the area by calling owners, ask property managers, ask renters ect. Then look at other factors, like HOA Fees, Property taxes, possible flood insurance and even the type of neighborhood. I would be happy to talk more about it anytime.

I agree, I personally would not start flips right now, just based on there are less people in the market looking. It is definitely not a bad time to buy tho, the people that have their homes on the markets at this moment are seeing less showings which leads to less offers generally speaking. What do you currently own? Single Family or Multi? I would start your search and just try to add one or two more cash flowing properties, or potentially change your strategy to more appreciation gained assets.

Hey Michel, 

I think the best thing for you do now is evaluate deals. Watch other flippers, follow what they bought and sold their flips for, how long it took them, and maybe even reach out to them. I think if you track that you will find some target neighborhoods. The second most important thing is compiling your workforce. Since you are from here, having people able to stop by the property from time to time is nice. Finding a contractor that does quality of work you want is probably the most crucial. These are all possible to do from out of state, but you may want to wait to pull the trigger until you are closer by.

I have seen units for as low as 10K, in very bad shape, and usually they are in 55+ communities.

I have sold a couple in the past in the Tampa area, but no experience in the investment/rental side.
