Personally, i have two lenders that refer to all my clients because they have worked well with me in the past. However, I also suggest speaking with any banks you do business/have accounts with. At the end of the day, rates and fees should be pretty similar, so customer service and support are key.

It all depends on how you look at this. Personally, I am a cashflow person. However, the house you describe sounds like its in "my neighborhood" as the home values and rents are similar. Its pretty tough to find an home with a value less than 250K around here right now. Inventory is crazy low, causing home prices to rise drastically. Their are large amounts of people moving to Florida every day. So even if your not making crazy cash flow, you are paying off debt, have a (in my opinion) great % chance of seeing appreciation quickly, and now every time you come down to see your rental property you can visit family haha. 

You will not find the 1% rule in the immediate Tampa area typically, unless its in a D neighborhood or needs a crazy amount of work.

Just my personal opinion, dont start out with appreciation in mind. I think you have a unique opportunity in the fact that you have traveled to more places than most. Get to know the places you plan on investing in, take a 3-6 month travel position in some areas you plan on investing in before you take the plunge. There are areas where you can buy a 50K investment or a 500k investment, figure out how much risk you are willing to take on initially and start from there. Keep learning and reaching out to BP, There are great people here who will lend a helpful hand!

Hey Christian, there will definitely be a big difference in price. I been through both processes. Larger builders are generally cheaper and faster. Whereas building a custom home you have the customization which is more expensive, but you can get exactly what you want. This process also takes about a year from when you obtain a piece of land.

This is really going to depend on how close you need to be to the Tampa area. The closer you get to Tampa, the harder it will be to find what you are looking for.

With an increasing population in all areas, I think they are all strong options. Personally, I moved to the Wesley Chapel area years ago and have been extremely happy with the growth in the area. Its an easy drive to Tampa, and offer all the amenities you need. Id be happy to talk to you more about the new construction and other developments in the area anytime.

I have heard about the restriction in Condo/HOA associations but never a workaround. Sounds like it could be a legitimate avenue to have a "house keeper" for the first year. Is this in a gated community? Also, would you be renting to someone you know? Or just any tenant you can find?
