I found that investors are focused on their local market because "they know it" even if return rates are much, much lower than in other areas...

If they decided to be REI, so assuming they want as high return as possible...

So why they not to jump on more profitable market?

To me it's worst than bank financing. Be aware of balloon payment at the end, coz definitely you will pay more than asking price was.

I would use it as EMD for buying right turnkey 10-20units, to secure transaction, then find investor who will pay the rest and split the income but major focus after refinancing you can gain tax free even 100k from this, while still keeping the asset ;)
