Indianapolis is a huge target for out of state investors. Properties taxes in my area 2.1856% last i checked. So a little over 2k split down into semi-annual payments without any exemptions filed. There are several booming areas that investors have made a killing off of with appreciation and created equity. Overall home prices are very affordable. The average sales price is just south of 220,000. For some perspective. An MLS search that I have running for an investor currently has over 700 SF homes priced under 60,000 and nearly 100 MF homes at that same budget. I feel that there is plenty of opportunity to invest in this area no matter what your strategy is.

Just for the sake of clarity, This is of homes listed in the MLS?

I'm pretty new to BP but I'm excited about the opportunities this network can provide. I'm a Realtor in Indianapolis and an aspiring investor. I want to provide my service to you whatever it may be. Property managing, viewing houses for those potential out of state investors or doing the legwork for a local investor that's looking to scale.  I know that Indianapolis is an attractive market due to the affordability offered and maybe the only thing keeping you from investing here is the lack of knowledge of our market and the "boots on the ground" that I can provide. I'm driven and motivated, looking to learn on the way so that I can make some deals for myself down the road. Lets grow in 2019 together!
