@Caleb Taylor with a property in that price range, the seller usually is selling it "as-is". Depending on what your strategy is for the property, it sounds like the seller doesn't want to have a bunch of contingencies on a property that is cheap anyways.

There are MANY routes to go about real estate investing. My advise is to attend local meetups and network with other investors. Find out what they are doing, then run the numbers on deals that are similar. This would give you a good direction to go.

@Katherine Fusco I work with a couple out of state Investors. I make walk through videos, photos, condition of property, Comps, and rents in the area.

I try to make it as convenient and Informative as possible. I am an investor, but I will say, make sure that you have a realtor that is an Investor AND one willing to put in the work.

Simply ask them, what can they do to help you since your out of state. If they can't have a solid reply to that, then that is not your person.

@Francisco Perez it sounds like you already know the metrics to this deal. If the property is already under market value, I think it's ok to start at a lower offer, but don't be afraid to give them close to asking price if the numbers make sense anyways.

Many investors are set on wanting to get a property for dirt cheap and end up getting easily outbid by a seasoned Investor that knows their numbers and can give a fair offer.

There are many different ways to invest, some hold for appreciation with little cash flow, and some hold knowing there wont be much appreciation, but heavy cash flow. So, in short, it really depends on what your goals are.
