I am looking to scale my house flipping business at the start of the year. Does anyone have any recommendations on a good mindset/scaling coach that is good in this space? Any help or direction would be appreciated.

@Megan Smock that comes with experience. I have been in remodeling when I was in high school and college, I also did my own research to estimate about what the costs to sub everything out would be.

I already have a ballpark figure what the estimate could possibly be.

I do have a gc that will come out to look at the project after I have it under contract. He works on many of my projects so he knows that he is getting the job. I don't waste his time or mine if I think there is a good possibility that he can't keep it in the range that would make it a good investment. If you know your numbers well, and have a little room for error, it can save time for both of you.

@Megan Smock I don't get my gcs out there until I have it under contract and have a rough idea of what the rehab may be.

@Edward Carrillo my advise would be to read books and absorb as much information you can here. If there are any local real estate(RE) meetups, I highly encourage you to go to them, you will learn a lot from other investors there. Plus, it's very likely you will connect with a rehabber or two at the meetups. Organically build these relationships. And most of all... Bring value to the table when you meet with an experienced rehabbed, because he/she very well may be looking to trade theier knowledge for value you can bring. Hope this helps.

@Mary Jay talk to your local attorney. I have been in a similar situation with a seller backing out on one of my buyers.. Long story short, we were able to close a week later.

That highly depends on the relationship you have established. Sometimes it can be as simple as " Hey, are you interested in real estate lending? " I find many times that if you just bring up the subject about projects you are looking to take on but just have problems finding the funds for these deals. Then many times the prospective cash provider may very well chime in if they are interested. There are many scenarios, but a simple one like this can at least give you an idea of if that person has an interest.

I can tell you this much though....You will never get a YES if you don't ask!

@Brock Jenkins I think first and foremost, the agent needs to be easy to get ahold of and also have a passion for Investing as well. Not trying to market myself here, but, I have a genuine passion for Investing and helping people. So I think this stands out when I have out of state investors contact me. Find an agent that will work for you.
