I appreciate your input. I'll reach out to the independent insurance agents and see how I might be able to get insurance here. The house isn't worth much, so I'm not terribly worried about the house itself. Only the occupants.

@Marcus Auerbach that's an interesting concept. What are you normally getting for rents on these?

@Douglas Spence I appreciated. Wouldn't there be even worse concern if I Jerry rigged a cover?

Its one of those things where I probably should have had the previous owner evict them, but they dont have many places to go, in reality.

So I have a house that I purchased middle of November this year. It's in really rough shape but currently has tenants. It's an extremely small market and the tenants have like 5 kids, so there's not many places for them to go.

That said, the electrical panel does not have a door on it and I'm extremely nervous about the liability. I can't get insurance on it because the roof is in bad shape. Thankfully, I'm in the desert and it doesn't rain/snow very often but every time there are clouds, I get nervous. As I said, its a small town so I have limited resources to get a qualified electrician and it might be a month or more.

Any ideas? The one thing that I need to try to do is to find another insurer.

I bought a four lot property with two duplexes, a single family house, and an empty lot out here in Hawthorne, Nevada. I'm trying to wholesale it right now.
