Insurance liability and existing tenants.

So I have a house that I purchased middle of November this year. It's in really rough shape but currently has tenants. It's an extremely small market and the tenants have like 5 kids, so there's not many places for them to go.

That said, the electrical panel does not have a door on it and I'm extremely nervous about the liability. I can't get insurance on it because the roof is in bad shape. Thankfully, I'm in the desert and it doesn't rain/snow very often but every time there are clouds, I get nervous. As I said, its a small town so I have limited resources to get a qualified electrician and it might be a month or more.

Any ideas? The one thing that I need to try to do is to find another insurer.

@Doug Spence is spot on in that it is your responsibility as the owner.   Your could even take a pre-made cabinet and cut the depth down to 6 inches and put it over the electric box.  Call the electrician today and get them scheduled!
