I've had moderate success doing it for several summers. Winter is pretty slow. Do you have any specific questions?

Congrats @Cody Barrett. I'm mid-way through rehabbing one of my units. What types of rehab work did you have to do? Was it more or less than you anticipated? How did you stay on track, and on budget?

I just joined the Milwaukee REIA and I was shocked at how many people are in it. The first meeting I attended had ~70 people that showed up and I think that was a low volume meeting. Might be worth checking out if the drive isn't too considerable for you.

How many properties have you guys actually walked through? How many have you run numbers on? The biggest thing that helped with my confidence was to run numbers on every property I could, and those that were close to making financial sense I tried to go see what that money was actually buying.

Welcome @Alexander Deaton, I wish I had your ambition when I was first entering college. Make sure you reach out to any local investors you can find and see if you can pick their brain. Also I'd recommend you start looking at deals in the area and crunching numbers just so you can learn how to analyze a pro-forma. Eventually once that becomes second nature you can quickly decipher which properties are worth your time, or at what price they start to make sense.

@Darren Budahn and @Brie Schmidt really have the only answers you need. Tristan is widely regarded as one of the better attorneys in the area (haven't used him personally but have attended some of his seminars, Awesome). Otherwise get your hands dirty and learn how to do it yourself so that it's at least an OPTION in the future.

Best of luck! I haven't had to evict yet, but I'm sure it's only a matter of time.

Welcome @Jake Robers, fellow software engineer here in the area. Have you started analyzing properties? That is one thing that has helped me a ton. Just going on the MLS and crunching numbers for tons of properties. You get comfortable with what's being offered in what area, prices, amenities, and you get much quicker at it as time progresses.

Be sure to check out the podcasts they have as well. I find them to typically be more high level, but still great concepts to learn about.

Ray, 

From what I have read on the topic it's possible to kill all your existing 'grass' and resead everything. Things you have to consider are sunlight exposure, how much the grass will be walked on, water amount, things like that. This definitely falls outside the realm of my expertise.

Hey Milwaukee BP,

I have a unique problem I haven't seen on here yet. My lawn sucks. When I purchased my four plex it was mid/late year and I didn't quite have the time/$$ to fix up the lawn before winter.

Fast forward to now and I have dandelions everywhere, no "grass" to speak of (unless you count crab grass), and general splotchy coverage. At this point I don't see any other options outside of ripping out my existing "grass" and starting from scratch.

Has anyone successfully done this by themselves or worked with someone they could recommend?

@Luke C. The biggest thing is don't jump in on a deal because you think you have to, or because a seller is pressuring you to. How many properties have you seen total? Since my first purchase I have seen ~30 properties and maybe 1-2 of them were worth putting in an offer below the sellers asking price. The rest the seller was asking too much.

The decision to purchase shouldn't be hasty, especially if you are getting a 30yr term. What's another 6 months of searching to find the perfect deal when compared to being locked in for 30yrs on a sub par deal?
