Patrick thanks for the insight. Nashville is actually the reason I questioned Airbnb always being a steady source. I will definitely follow up if this deal is pursued.

Good morning all.

I am looking at a interesting deal that on paper seems like a no brainer. A property manager in Dayton OH I have been working with me has brought me a duplex that one side has been rented out since 2018 fairly low rent of $750. The other side however was renovated and has been doing very well on Airbnb. The owner has records of 3 years of that unit bringing in between 2-2500 a month. My issue is that price for the duplex is listed at 200k, but the median comp in the area is 56k. I have looked at the Airbnb listing and everyone loves the apartment, the only bad comment it gets is its in a little rougher neighborhood. The duplex is walking distance from Downtown. My first thought was to do the same to the other side and get them both on Airbnb. 

Should I be worried about the comps being so low? 

I have not had a Airbnb rental myself, my property manager lives 10 mins from the duplex and would do all the managing. Not sure about restriction that may come to Airbnb rentals. I am not up to date on short term rental strategies at all.

@Lukas Vanagaitis hey I appreciate the confidence boost. think I will stick to that plan. I didn't even put in there but I currently am house hacking and it's been good, not great defintley could have done better on my due diligence but I wrote it off as a learning experience!

Hey bigger pockets community. I want to explain my current situation and see what some of you more experienced investors would do. I'm 24 and I've landed a awesome opportunity with work traveling the country and the best part is I've been able to SAVE on average 8-10k a month. I'm almost never home constantly working but I figured I would save as much as possible for the next year or so. One of my close friends is also very interested in real estate and the best part is his mom is the lead loan officer at a bank, she has a few rentals and we have been talking about teaming up on a small apartment or some other type of commercial real estate. Wanted to see what you all would do in my shoes?

Hey everybody, I posted this yesterday but it looks like my discussion disappeared. Anyways I live in Kennesaw bought a house here and currently house hacking. Been trying to figure out my next step, I have a job where I travel a lot not home very often. Wanted to see if there is anyone out there that would be interested in a partner for a flip. What I can bring to the table is funding for the renovation. Also if anyone just has some advise on finding a partner and what to look out for would love to hear all inputs. A few guys replied to my last post, sorry I didn't get to reach out before it disappeared.

Hey everyone I'm currently in GA Atlanta area I bought a house and currently house hacking. However my brother just moved up her from Florida and still owns his house and he doesn't really know what to do with it. I haven't run any numbers on what he owes or anything to see if it's a good deal. But my question is if it was a good deal what is a strategy where I could take over the payments or sublet the house I just want to hear some ideas and if I hear something that would be a good deal for both sides I would be able to get myself into a second house. Hey everyone just bought a property in kennesaw GA. Plan is to rent rooms while house hacking and move my self out eventually while renting out. Was seeing if there is any meet ups around Atlanta area or other people that are renting out rooms, with some good info/tips. Thanks Adam.
