@Danielle Jordan Get the Meetup App and search your area or google it. That's how I found the REI meetings in Birmingham. Also, there are several Facebook groups for Alabama Real Estate. Join as many of those as you can. I see people post about about mobile in the groups. Hope this helps.

@Chad Griffin and @Henry Lazerow I am a full time wholesaler in Birmingham Al and I admit that a majority of wholesalers in my market do things the wrong way and lie to people and give wrong numbers. I don't think they are necessarily trying to lie all the time about ARV or repair cost but I do think they don't put enough time into research. They might have comps for crazy high prices but they are marketing a 3/1 and the other comps might be 4/3 and that obviously matters a lot. I will meet buyers at properties so I can walk around with them and learn how much each type of property will require and the difference in fixing up a buy and hold vs fully renovating a flip. I will also have an ARV in my head and I always ask buyers what they came up with for ARV and how they got that number. I have talked to some of the top flippers in my market and they all suggest the same thing when a wholesaler sends out a property to their buyers and this is the model I follow. The top buyers in my market don't want ARV or repair cost given to them. They just want to know the address, the price, how to access the property, and any other information you can can give them that might not be public knowledge. They probably already know their market and ARV and they will know the repair cost as soon as they go and look at the property. With all of that being said, there are some us who wholesale full time that are doing things the right way or at least trying to. I personally don't flip properties yet and not sure if I want to or not. My reason is just focusing on one thing at a time. Once the wholesale business is automated then maybe I will consider it but for now I am working on strictly wholesale. Good luck to you!

@Mark Stanwyck let me clarify. I don’t ever try to sell a property without a contract. I meant that I wouldn’t put the property under contract or try to sell it if I didn’t think I could move it. Sometimes I will tell the homeowner that I can try to sell it for them but I can’t guarantee that I can find a buyer. For example, if there is a house that has fire damage in a bad part of town. Most of time people won’t touch them even if they are only a few thousand dollars.

@Mark Stanwyck The first contract that I got was one I had to cancel. I learned a lot during the whole process. I hated to cancel but I didn’t know enough buyers. I had to cancel 4 contracts last year and I hated dealing with each one but it’s part of it. Now, I don’t contract just anything. I want to make sure I can move it or make sure that there is a good possibility.

@Nick Gann I think it depends on your market. We don’t use direct mail but we cold call, RVM, and work with other wholesalers. We have recently just started calling 2 or 3 realtors per day and building a relationship with them.

@Amy Martini welcome! I am a full time wholesaler but just now venturing into properties of my own. Check out these two guys on YouTube. Mitch Stephen and Scott Jelenik. They have unique niches with owner financing but they do it with none of their own money and the tenant fixes the house up. It’s a genius model. Hope this helps. Good luck!

Just bought one in Birmingham Al for $3,000. Its a 3/1. Im going to clean it out and put 4k into it and then owner finance. The down payment on the owner finance should give me all of the money back that I have invested.
