@Luis Serrano I am a wholesaler in Birmingham Alabama and I have seen an influx of virtual wholesalers coming to our market. Unfortunately most of them are not doing it correctly. There are tons of wholesalers in my market but only about 20 of us do things the right way. The others will put things under contract for way too much, market them illegally, and basically do the whole process the wrong way. Some of these scammers are very good at what they do. Itā€™s sad because if they focused on doing it right they would make a lot more money and be able to stay in the business longer. I havenā€™t gotten into virtual wholesaling yet but I can see why people do. I would say to find a mentor who is virtually wholesaling the right way. In my market, cash buyers appreciate the legitimate wholesalers and buy deals from us monthly and everyone knows the names of the people to watch out for. Donā€™t give up on real estate but take your time and do it right. Good luck.

@KC Conti I am an investor and wholesaler in Birmingham Alabama. Investors are flocking to Birmingham right now due to high cash flow. There are a lot of southern cities with good cash flow and low entry prices. I have sold houses to several out of state investors lately.

@Arron Paulino I wholesale and buy properties in Alabama so my knowledge is limited to my area. First I would say that it needs to be a killer deal to be messing with it in my opinion. If the numbers are just ok then move on and find something else. If this is already a good deal then you can potentially use this as leverage to get it at more of a discount.

I have had 10 or 15 properties this year that have had title issues. I have been able to clear title on almost all of them. If a quit claim deed is the only thing holding you back on this one then I would do everything you could do get it signed. If the people canā€™t be found, in my state, we do a ā€œbill to quiet titleā€. It cost $2k-$4k in Alabama and can take months. I have also bought properties to hold that were Insurable but had exceptions on the title but these were properties that I paid $5,000 or less for and were liveable. If itā€™s not a great deal it probably isnā€™t worth it. Good luck.

@Julian Sanchez One side of Woodlawn is very trendy and coming back. The other side is still very rough. In my opinion all of the lower end areas in Birmingham are street to street. It really depends on the particular house and street in almost every let of Birmingham that are lower class.

@Laura Tabarez I agree with @Denise Evans. She is the authority in my opinion in Alabama for all things tax property related. I have been to a couple of her classes and itā€™s well worth it. There are so many laws and regulations and now new laws for 2020 that I would definitely get second opinions before jumping in. Good luck to you!
