Solano Wealth Builders is great and very close. I have only been once so far, but I plan on going again on October 10th. Make sure to schedule ahead of time for the baby! :)

If you have time to drive out to Sacramento, there is a meetup at the Ramada on Auburn street on Mondays called The Real Estate Roundtable and MultifamilyU and they are phenomenal. MultifamilyU is expanding throughout the Bay as well so you can catch different meetup days.

Thank you! Do you know the Charleston Heights or Windsor Place areas? There seem to be quite a few sub 100k homes that need work in those areas. Is one better than the other? Are they comparable at all? Or is it really only possible to tell block-by-block?

Hello BP!

I am an out of state investor learning the North Charleston area as I have a friend in the Navy school in Goose Creek. BRRRR is my go-to strategy so lower price points are good, but avoiding the roughest neighborhoods is a priority. Any location tips?

It seems like you don’t like the investment opportunities where you’re living and investing from a distance could be a great option. Take a look at David Greene’s book on the topic and I think you’ll be impressed with the possibilities

@Ahmed Sublaban I’m not the most versed in tenant laws but I think any realtor or eviction attorney would be able to answer your questions easily. Maybe someone will give a better answer after me. But...

It sounds to me like you’re going to have to either wait for someone to leave or hope you can convince them to. You can’t take legal action unless they’ve done something wrong

You can raise rents if you give 30 days notice and the rent isn’t increasing more than 10%. I think it’s 60 days notice otherwise.

Hi Keith! I’m new here too so I doubt that I vet deals any more efficiently than you at this point, but I would suggest bumping up to 2 deals a day and here’s why. Obviously, you’ll get to analyze more deals and that’s good, but I think you’ll find that it won’t take double the time to do so because you’ll be less concerned about which deal you analyze and you’ll get to the actual analysis quicker. Additionally, it gives you a pair of deals to compare every day. I’d also suggest analyzing other types of deals like single family homes, just to get a broader knowledge of the market in Sacramento.
