I have not invested with Grocapitus but I have met several people who have and I go to their "Multifamily University" Meetups fairly often. They and their investors don't typically spend much time on BP because they get the most value from meeting with Neal and his team in person at meetups and on phone calls. 

Grocapitus is the most innovative syndication company I have ever seen though, so I would highly recommend attending their webinars and getting involved with them as an investor.

For full transparency, his Marketing Director of Marketing and Social Engagement, Eric Bleau, has been my mentor for the past several months so I am a little biased, but, having personally been to multiple boot camps and having met several syndicators like Vinney Chopra and Anthony Chara, I can confidently say that Eric and Neal are two of the smartest, and most well-put-together players in the multifamily syndication world I've met. 

Also, I'm sorry they don't have much BP presence, their investor relations management team is Neal and one other person so I guess they haven't found time to come out here. Let me know if you have any questions! I'll try to be more active on here :)

If you can get a property in Fairfield for 100k there’s very little doubt in my mind that you can make good money on it, but it looks like your underwriting is pretty hopeful with 5% repairs and 10% pm. Those aren’t outlandish numbers, but they aren’t conservative by any means. The Cashflow will be tight but Fairfield is a good compression market as it’s between two big cities so that property looks like something you should definitely pursue on some level; If you can’t handle the potentially negative cashflow, then flipping is always an option, and if you can eat the mortgage for a while, Fairfield is a pretty stable market with Travis AFB so it could be a great hold. Depends where it is in town though so be careful.

The Real Estate Round Table in Sacramento is a great community. Come say hi and I can introduce you to some great people!

Cashflow in the Sac area will be really tough to find but you can definitely get some deals done if you meet the right people. Just be open to new strategies.

Thanks Jean! Always glad to hear about some local experiences, even if it’s been a few years. The price to rent in Sac is SO much better than in a lot of California. Definitely something I’ll be considering when I look for a place to live more long term.

You should read David Greene’s two books if you haven’t already because they’ll spell out exactly how you can build up a lot of cashflow and equity in the most efficient way possible (which is out of state). Any sort of house hack you can do to save up money in the meantime to invest later is good progress though. Even if you don’t cashflow, you’ll be saving money to use later :) good luck!!
