Hello all,

I am looking for suggestions on structuring deals to raise private equity primarily for rehab/development deals. I assume this varies somewhat by market but for now I am looking for perspective to try and understand how people have found success in structuring these arrangements.

I used Safeguard advisors as my consultant to help me with setting up the SDIRA and also as someone to help understand how to appropriately use the funds to invest. Their custodian is Kingdom Trust. I would highly recommend Safeguard.

I am looking for recommendations for CRMs for organizing a start up real estate firm. The business is founded on lead generation buy/sell/assignment for building a pipe line with the ability to keep certain deals for rehab/development. The business will eventually have an arm to raise private capital. All suggestions are welcome.

For the post - I am specifically looking at lending in the Denver, CO and Charlotte, NC markets so any insight to those local markets is greatly appreciated. 

Looking for people who have experience with private lending and/or funding loans through a self-directed IRA. I am interested in the current going rates for short term loans to individuals/companies who execute rehab projects. What are typical rate of returns and/or points that I should be asking for? Specific terms that are beneficial to me? Any information/advice is greatly appreciated.
