Private Lending through Self Directed IRA

Looking for people who have experience with private lending and/or funding loans through a self-directed IRA. I am interested in the current going rates for short term loans to individuals/companies who execute rehab projects. What are typical rate of returns and/or points that I should be asking for? Specific terms that are beneficial to me? Any information/advice is greatly appreciated.

There's not a typical charge. It will vary by location, LTV, length of term, etc. I pay my investors 9% for the use of their money and I lend it out at 12% along with 3 origination points. In some areas, I could charge 15% and 5 points. Other regions, lenders are charging 8% and 1 point. You should do some local research to get an idea what the market can support.
