If the person is a legal alien, you should be able to run their green card or equivalent.

Hey everybody got a quick question. We’ve got an applicant for one of our rentals that is undocumented. Anybody have any suggestions on how to run a background check if someone does not have a Social Security number??? 

Hey there everybody. Really appreciate the advice we been getting on some questions we have had. So we inherited a pretty shady tenant with a property we just purchased. We’ve given them a 21 day notice to vacate and they’re really not communicating with us. So we are following through with the eviction process. The question I have is there are four camper trailers, two utility box trailers, an old tour bus, a couple of homemade trailer‘s, an old boat, two sheds, a play ground, four cars, and about 20 to 30 large white rabbits as well as a house full of junk. How long after the eviction judgment do I need to wait before giving away or selling all The items listed above?

thank you for all the responses. Our plan is to put an amendment in asking for a month-to-month lease to be signed between the owner and the tenant as one of our inspection objections.  If the owner or tenant refuse to sign a new lease. I have built-in an estimated cost of having the tenant evicted. Obviously we will be giving the tenant all the necessary notice according to State laws. Does anybody have a rough idea Of what it would cost if we have to go through the eviction process without a lease in place?

Hey there. We currently have a 2-1  residential property under contract. The property is a rental and has had the current tenants in it for roughly 5 or more years. My question is there is no formal lease in place and we are wondering if we need to have the current owner and the current tenant sign a month-to-month lease prior to us purchasing the property.   The property is in substantial disrepair. We will need to have the current tenants move out. What I am concerned about is with there being no lease in place right now if the tenants decide to dig their heels in is there any reason it would be difficult to evict them. We are hoping that they will go peacefully with a little bit of cash in their pocket. Any Advice would be greatly appreciated.

I would like to know what options are availibe befor trying to contact the owner. I would hate to give them false hope of a solution.

Thanks Billy. I have an address for the curent owner. How would i go about taking over thier curent loan. I have heard of this being done in some of the podcasts whitch are awesome by the way.

Hi my name is Adam Duncan. I have a small furniture design and manufacturing business in Montrose CO. I have been educating myself in real estate buy and hold investing. I would like to  buy a single family rental home in the next 10 months.  while learning and familiarizing myself with the inventory in my area I came across a small home with a notice from the bank stating that the property will soon be going into foreclosure.  I looked the property up on the county assessor's web site. It is assessed at $87,000 the last purchase of the property was $40,000. The owners live out of town. is it to late to contact the owners of the home to discuss possible purchase once there is a notice on the door from the bank? Should I contact the bank? should I call a realtor?
