Brian Rosenthal and Travis Sprague, I am from and in New Rochelle! I work with a developer here as a project manager, we are building a 114 unit building in town. I also have never used bath fitters but I have seen a few places recently that have deglazed the tubs and deglazed the tiles as well. It actually looks and feels nice. 

Cesar's suggestion is a good one for many markets, I am a little concerned about doing a fiberglass surround system in Rye. I'd be happy to come by and take a look at it for you. I just do not see them too often in that market and to get the market rents in Rye, a client is not going to want a cheap feeling bathroom. 

I'd be happy to talk about your specifics with the property, but my gut says if the tile work is decent and so coated will look great, and you don't want to spend the money to completely re-tile, etc, the reglazing may be a great alternative. 

I will be starting a new position as project manager with a developer in New Rochelle in 3 weeks, I'm fairly certain we are doing tile in this 115 unit rental building.

I live in Eastchester, originally from New Rochelle and have been looking for the same thing for about a year and a half, granted not as consistently as I should, but I am working on my process. I recently got my RE license and work with Sotheby's in Larchmont in addition to my construction project management position. I would love to get together and discuss because I find meeting with, talking to and strategizing with like minded people is very powerful. 

At its basics, unless you make some luck and find places that are value add and negotiate amazing terms, it is difficult to find things that cash flow at a reasonable rate in Westchester. That being said, it's not a bad place to park money as there is so much demand to live in our area. I may be starting to do research on some areas in NJ after a few recent conversations, but upstate also has possibilities, I just don't personally see the demand to live up there full time, so it's hard for me to feel secure buying there unless for student housing. 

We can talk about how to run numbers on towns to decide if there are opportunities to cash flow if you'd like.

@Lisa Connelly, it definitely exists, and I believe you can still find some units at the 100k per unit price but the areas really need to be looked at. They are more so around 140k  but usually need some work too at those prices. Otherwise you are going to the northern part of Westchester. Places like peekskill, Putnam valley, beacon, etc. still metro north commutable but it's a long ride and the monthly tickets are not cheap. We're talking like an hour+ express train to Manhattan.

Hi @Lisa Connelly! The areas in question can be really great, but they also can have areas that may not show a return for a little while. I would really recommend coming up to Yonkers, New Rochelle, Etc. to really see how they feel and what you can aquire in each price point. Taxes in our area sometimes make it hard for numbers to work out on smaller unit counts. I grew up in New Rochelle, and my parents in Yonkers. I would be more than happy to share my experiences if you want to grab coffee sometime. I work in Manhattan during the week too, so just let me know!

Victor welcome to BP! I grew up in New Rochelle, and am looking for similar opportunities! I would love to get together and talk shop! I am a real estate agent now with Sotheby's in Larchmont and also build high rises in Manhattan. I've worked for a GC in Mamaroneck also.
