Definitely not going soft. I've been looking in a variety of areas and any of the homes that I like are going in 24-48 hours.

What part of town are they located in?

I don't really have any analysis, I just thought the write-up was interesting. Some of the neighborhoods were obvious and well known (Heights, Memorial, River Oaks), so I'm watching as up and comers (Lindale) and some I hadn't heard of before.

I'm a new investor in Houston and I've had a hard time finding anything on MLS that I'm comfortable with. I feel your pain.

I have a good friend that is a CPA in West Houston. He has a corporate job and works specifically with small businesses on the side and has done a wide variety of work. Very honest, smart guy.

If your interested, PM me and I can send you his information.

Man Michael, you've been busy since 2009. Something to aspire to for sure.

Small multi-family is very hard in Houston. There's very little 2-4 plex situations in affordable areas. They tend to be either pretty bad areas or they're very expensive areas where old houses have been carved into several units. If your on a limited budget, single-family is an easier place to start I think.

My opinion as a novice investor but somebody who spent a huge amount of time looking for a multi-family I liked that and just didn't find much.
