We own a number of rentals in North Little Rock and Little Rock. I'm from there so I know the areas to invest in and the ones to avoid. It is slow growth, but deals can be had that even with conservative assumptions hit 12%+ cash on cash day 1, no renovation required and it is not going to get overbuilt. Tag on some debt paydown and depreciation and you are mid to high teen returns. All deals right off the MLS in B neighborhoods.

NW Arkansas is going to have much better growth, but it does not cash flow near as well as property costs have run up substantially while rents have not risen at the same rate.

I think there are plenty of decent b-class or nice c-class in NLR for 80-90k. Right west of Park Hill you can do that deal all day in a decent working class neighborhood.

If you aren't familiar enough with the area to know what areas to focus on or avoid, you need a good local realtor or you are very likely to make some bad decisions. Little Rock is like anywhere else, it changes block by block and neighborhood by neighborhood.

 Why are you looking in Houston over San Antonio? Your home market is supposed to be up and coming strong at the moment while Houston has had a really good run since 2012.

Funny this seems to be a Houston / Arkansas thread. I still live in Houston but am from Little Rock and went to school in Fayetteville. I've been watching Loopnet and the MLS for multi-family (4 unit up to smaller apartments) and the pickings are very very slim.

3rd ward, riverside Terrace. Maybe considered "rough" but their 1-2 miles from $$$ areas and in an obvious path of professs.

But there are plenty of 4 plexes in Montrose. They're just expensive. I sold four of mine for $500k (bought for $260k. Even though the price to buy has doubled, rent has gone up maybe 20%. No idea why investors are paying these prices for so little relative rent)

I think the same thing all the time. I've kept looking and the numbers in the area don't work.

I read the whole thing. Your facts weren't wrong. Your approach just reads as overly antagonistic. Fred's wasn't. You immediately implied Michael was a liar which was completely unnecessary. How you say it  matters as much as much as what you say. You can disagree with me, I'm just telling you how it reads as someone not involved and something you may want to consider.
