Investment Info:

Condo buy & hold investment.

Long term rental in Salem MA. The current cash flow is after PITI, 5% Cap, 5% Maintenance, HOA, Water/Sewage - tenants pay gas electric

It's not the most loved topic in this forum for some good reasons, but for me it was a pretty easy way to test out short rentals. 

If you find that you actually want to continue with STR, like I did, you'll ultimately want to buy as @Ryan said.

Thanks Derick - appreciate the insight. Some of the questions I would have is..

1) Did you have a RE attorney draw up an addendum to the lease so you can Air Bnb?

2) What kind of pushback have you received with landlords? I would be looking to rent from owners who have their own portfolio and not rent from a large apartment complex. I'd be looking to do a house. 

3) Why are you looking to get out of it? 


I do have 1 unit I own now. The reason I've looked into the arbitrage is for a few reasons

- Use the income towards buying more properties - scale up faster

- Have some diversity in the portfolio

- Maybe use that as a segue into owning the properties - if the owner is looking to sell, maybe do a seller financing or lease to own type deal out of it.

Definitely appreciate your insight as well. I agree, there's some risks in it, but there's some risks in any type of RE you do. But love the input.

Although I own all of my STRs, I am the weird bird on this forum that thinks there is some merit to arbitrage for folks that can't afford to buy a place in this market.

That said, given that this is a real estate investment forum at heart there are very few people here that arbitrage so you're not likely to find what you're looking for here. STR hosting can refer to owners or leasers but on this real estate investment forum it is almost universally owners.

Facebook groups are a pretty good place to find people actively doing arbitrage. There are tons of groups for it. Then when you've built up some cash from that you can find all the info you'll ever need about buying an STR here.

Investment Info:

Single-family residence buy & hold investment in West Yarmouth.

Purchase price: $420,000
Cash invested: $50,000

SFR residence in central Cape Cod. Property will be used for short term rentals.

What made you interested in investing in this type of deal?

I was originally interested in multi. But the market in the Massachusetts area is still very competitive. I pivoted that towards short term rentals in Cape Cod. I saw that it appeared that there wasn't as much competition, you could still get away without having to put down 20%, and the winning bids were exorbitant over asking price.

How did you find this deal and how did you negotiate it?

Deal was found on Zillow/Redfin. Used an agent to negotiate the process.

How did you finance this deal?

Went through a conventional lender where we could put down 10% as a 2nd home/vacation. Was able to secure a fixed rate over a 30 year term .

How did you add value to the deal?

Doing small things right now and eventually want to do some value add projects to add forced appreciation (e.g. update the bathroom, add a deck)

Lessons learned? Challenges?

I'd have to say the entire process was extremely smooth, but that wasn't because it was an easy process. It was because I educated myself through BiggerPockets and other resources to prepare myself for this. I knew what documents to get for the lender and was able to make sure I was organized and gave them whatever they needed quickly.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Would absolutely recommend my realtor, lender, and inspector from this project. All 3 were instrumental getting this done.
