Thoughts on Norwood?

Any opinions about the Norwood market? I'm in town next week and will be looking at a few cashflowing deals in the area, with stable tenants, and in seemingly good shape. In particular, one is a $125k duplex with ~$23k GAR. Seems like a pretty solid deal -- am I missing something about the market out there??

@Gene D. I would agree with Jacob. Norwood is a very block by block neighborhood. I own a duplex in Norwood on the far east side bordering Oakley. A lot of young home buyers and renters moving to the area as Hyde Park and Oakley prices are significantly higher.
