I liked this deal when i came across it on MLS. Unfortunately, didn't have the capital or capacity at the time! Congrats!

Jacob - to your point about finding tenants in South Carolina; I do not think that will be an issue. However, the quality of tenants may lack in certain areas. As @Troy Gandee said, In Charleston you would be in a D neighborhood with the leverage limits on investment properties. 

As everyone else has pointed to, you need to determine your goals and what you want to achieve at the end of the day so you can narrow your search to one market or even one neighborhood.
