A very lengthy delay to responding to this thread, but I ended up choosing to self-manage using a website called Avail.com. If you end up using it, please contact me and use me as a referral. It gives me a month or two of no fees if I recall. It's pretty much chump change but it all adds up!

Thankfully I have a great agent I just wasn’t sure if there was a county municipality of sorts that offered carbon copied lease agreements for purchase. I’ve gone back and forth on getting Pro membership here almost exclusively for the lease agreement forms but here in Oregon we have a great resource called Multifamily a northwest that offers nearly a hundred different leases and addendums for sale. Wasn’t sure if there was anything similar up there. 

I found a generic one for now that we’ll tweak but I imagine it’s dated.

I'm looking to see if there are any meet-ups that happen and whether or not there is the capability of joining remotely? Also looking for general resources. Are there any local agencies that offer a multitude of lease agreement and addendum forms for sale? I did find one local PM group that will do just a placement fee and I can manage thereafter. 

What's your cup of tea? Property management or self-manage?

If nothing else, chime in and introduce yourself!

@Billy Cha, everyone here is all on point. It's a sad reality. There used to be a City sponsored Landlord training class here locally, for FREE! I took it twice due to the ever changing landlord/tenant laws, and then the whole program just shut down a couple years ago now. I don't know if it was funding, or they can't keep up on updating the material because the rules/policies keep changing so rapidly. Either way, keep an ear out or even petition the City via email to see if they intend to bring it back. It was VERY informative.

Am I understanding it correctly that to move monies from a sale in a 1031 deal needs to be re-allocated or spoken for within 45 days?

Pardon me if I'm missing something here as I'm still learning some of this, but If your rental is paid off, where exactly is the $10k going annually? I understand taxes and insurance, but is the rest repair costs?

Welcome John! I see we're both new, relatively close, have similar interests as it pertains to real estate (I am not a fisherman...I lack patience and the ability to keep my voice down, haha). Perhaps we can connect sometime. I keep hearing RareBird is a good group. Perhaps we can meet there at a local meetup sometime.

@Justin Windham, cool tools indeed! I was really leaning towards getting the PRO membership, but it's gone up significantly from the price my buddy got his for. Oh, why didn't I find BP long ago! I still may get it, but we'll see. It may have to wait until I get a little more established. Regardless, there are still a lot of great tools and resources. I just attended my first webinar yesterday with Matt Faircloth. Excellent tips. Hoping to get logged in for tomorrows as well.

Welcome Simeon! I’m in the same boat. There is a lot of resources here. Be sure to plug in as much as possible. And one of your greatest assists in networking is your own voice! Matt’s webinar yesterday reminded us to just talk to those around us about what we’re up to.

@Mathew Wray, that's the plan! I've already had a few coffee sit downs with a local investor and few guys that are also just starting out. I'm looking to break myself out of the 'just talking' phase of real estate investing, but not looking to get ahead of myself. Education, location, education! I've been super excited to have already begun my networking. Perhaps Rarebird will be another step in the right direction. 

I've got my 90 days of intention journal on it's way and few guys to hopefully meet with regularly. Looking forward to this new chapter in life.

@Jay Hinrichs, will do. Thanks for the heads up. It's funny, I just wrote your name down after doing a search for a real estate attorney in PDX and an old post popped up with your recommendation. I visited your website and absolutely love what you're doing there. That's the big picture stuff I wish and hope everyone could point their efforts towards. Thank you. I might have to bump show #222 up a tad to catch a glimpse into what and how you've come to where you're at.
