Class A: golf/tennis tenants. Less than 10 years old. Upgraded amenities (covered/garage parking) excellent location. Class b: middle class. (NASCAR/football). Safe, clean, modern. You feel safe living/working there but it's not the ritz. Middle market rents. Class c: soccer/ basketball players. Low end rents. Older building. Few ameninities. It's functional. Class d: bring your handgun. :)

@James R. What does your lease say? I have pest control is the responsibility of the tenant. 2 years after a person comes in and complains about bed bugs means it is from them. They pay for it.

Ask your agent for a list of companies that they deal with often.

When we were closing, all the places that advertised and were known companies to us, and were all about "combine your auto and home insurance and save" were MUCH more expensive than the list of 3 that my agent gave me.

Keep in mind, the more business an insurance company does in the area, the lower their rates.

Have a similar issue. 5plex with a long driveway.... Gave one tenant a hundred dollar discount to organize and bring the cans to the street both garbage days of the week.

I am planning to give my tenant a 90 days notice that I won't be renewing the month to month lease. If I give today, does that mean it's exactly 90 days later the tenant has to move out or the first day of the following month?

I don't know what there is to be scared about. You're writing a lease right? It specifies duration of lease. You decide duration of lease. There is nothing to be scared about. You're only spooking yourself.

@Nitin Shrawagi I'm no attorney but i came across same topic before here in BP forums, and was told it was a chronic/gradual water damage issue such as ignored pipe problems causing slow seepage over time will typically not be covered regardless of the cause.

@Dave Laird My personal opinion is hardwoods all the way. Carpet is toxic, collects allergens and cleaning it is toxic too. It has a shorter lifespan and changing your look requires a lot of work and $. Hardwoods last forever, are easy to clean and you can easily change your look or add some softness with an area rug if you like. Good luck!

I've actually come across something called a Festool - a good friend will let me use it this weekend. it seems like it's half sander, half vacuum that just sands/vacuum the popcorn ceilings away. If DIY does not work I always have this alternative.
