Alexander is correct about her fence is too close to your property. Each city has it's own codes regarding how far the fence needs to be away from not just the property line but also according to the right of way. 

If it's a small town, I would contact the inspector and usually you have to pay a small fee of $25-$50 for a permit. The inspector would be happy to come out and tell you exactly where your fence needs to be. This way if there is a problem with the neighbor's fence being so close to your property, you got leverage to work it out her amicably with a signature.

I only painted. I hired 3 guys and it took 6 weeks while working on another project. It looked scary but it easier when the demo was done by the previous owner.

Borrowing from 401K per IRS can only be up to 50,000 or 50% of your total balance. It has to be paid back within 5 years with an interest to yourself which will make the payment on a 50,000 at 4% about $950 per months. There are other rules to borrowing from your 401K as @Mark Nolanpointed out in the link above.

May be @Jerry Padllia can shed more light about non-recourse lending.

It has been 5 days so far. This is an extremely inefficient and outdated pulling teeth to do business. I will definitely be looking into a better advanced technology.

I've submitted screening to cozy.co on Saturday and as of today it's still pending. I contacted them them twice and they stated that sometimes it takes several days. 

I've been screening tenants for more than 5 years and the most it took 4-5 hours but not days. The tenant has a good FICO score and all his other information on the application checked OK (previous landlord, job, salary, etc)

Have you had this issue before?
