Price: 4300 ( Negotiable)

Repair:25-30K

ARV: 115-125K (properties in the same block under contract for 130K after only 17 days in the market)

Similar properties in the area in the same condition are sold for 55k as is.

you couldn't have said it better, I got my license as an agent just to learn the tricks of the game from a legal stand point but one deal on my own, showed me more than three months of schooling. I'm now sitting on two wholesale deals, schedule to closed in two weeks (20k) and three rehab (estimated 85 K after paying HML ) , all thanks to BP.

@Joshua Davis dont make excuses for yourself, stop thinking and take action. You wont regret it. I lost some money at the beginning but that was part of journey, if you wait you will regret it.

Go on and rick it all you have been thru worse.

Hi everyone

This is my dilemma, I'm real Estate Broker but I also do a few rehabs throughout the year. One of my current tenants would like to purchase one of my properties but there's only one problem. He only has a TIN (temporary identification number). He is in the process of getting his permanent residency in the country but that takes time. He has filed his taxes for the past three years and currently has one credit card, bank account and enough money to put down 10% of the purchase price. However, we have not been able to find a bank that will finance the deal. 

I would like to do owner financing for him but I need to free up some cash for an upcoming deal.

So, does any one here knows a lender that would do this deal?

I'll probably start investing next year, I'm still having fun with my license. I have see superb deals and I have been passing them on to investors around the area and just collecting a finding fee. As per your question: I have been approached with many deals and I can see where having my license will save me so much money.

Real Estate is like any other career you get out what you put in. I got my license in March 17 2015 and I had my savings and checking accounts in -350 dollars. Since then and as a newbie, I have been able to put 25k in my bank account, I have two properties under contract and Wholesaled one with the help of an attorney. I'm currently in the process of negotiate a 15k commission deal. So don't pay attention to others failures and focus on what your goals are. Good Luck!!!!
