Address: 433 E Knollcrest St, Murray, UT 84107

3 bed/1 ba, 1,800 sf. full finished basement

Asking: 200,000

Est Rent: $1,400

Description:

This house is BEAUTIFUL, and perfect for anyone looking to cash flow. The house is currently vacant but I highly doubt it will be for long. Rent in Murray has been very steady and the town is continuing to grow rapidly.

You're not going to spend a dollar on repairs- I literally replaced every component of the house when I bought it, and made sure it was the most attractive rental in the neighborhood. Very desirable commuter area to Salt Lake City. This thing will never go vacant once you find a great tenant.

All you have to do is sign closing docs, find your tenant, and watch the cash start flowing.

Thanks!

Adam

Address: 1921 S West Temple, Salt Lake City UT 84115

Description:

Prime location located just outside of downtown Salt Lake City. Great street, this house is ideal for renting.I sold one just like it a few months ago!

3 bed/1 ba, 1,800 sf. partial basement, detached 2 car garage.

Est Rent: $1,400

Est. ARV: $216,000

Rehab Recommended: $17,000.00

This house has already been gutted by the seller’s son, but like most do-it-yourselfers he just doesn’t have the time to finish it.

Brand new roof, brand new windows. Drywall is already down, old wiring is already ripped out.

Needs a rewire + panel +switches, outlets, etc..: $5k

Cosmetic rehab: Drywall, Paint, Flooring, Kitchen, Bath: $10k

Furnace + Water heater: $2000.00

Asking: $177,000 I will accept the first offer at asking price that I get.

- This is an ideal street in Salt Lake City to get into a rental property at a low price, but still have a decent neighborhood.

-I do not have a video yet. I will have it in a few days!

How's it going BP,

Just wanted to get a feel from anyone who has invested in the Salt Lake City area what their experience with investing in SFR and Multi-family properties has been like?

Post: First round of direct mail.

What an awesome way to build the relationship! I'm sure they really appreciated that and will be even more helpful the next time you come there way.

Post: Navy Veteran Moving to Southern California

Hello BP community,

I will be transitioning from the Navy in December of this year with the intention of becoming a Real Estate Agent in the Los Angles area. By the time I leave the Navy I will have more then 6 months worth of income saved up since that's one of the most common pieces of advice I have seen throughout these threads.

I was curious if anyone knew of a Veteran program that would cover the costs of getting licensed or covering the exam fee?

I will have already taken the 3 college level courses in order to be able to apply for my license.  My goal is to have my license before I move.

I was hoping this would be a way for me to network with Southern California agents to help me find a good brokerage to work out of.

Any and all advice is welcome and I hope to hear from you all soon.

Cheers,

Adam Conole

Hello BP,

I'm writing this in hopes to link up with some investors who would like some help finding some good deals in the DMV area. I'm trying to get into investing, but am currently still full-time active duty with a lot left to learn before I fully dive into investing. I was told at a recent REIA that birddogging would be good way to start out. I'm extremely motivated and looking for guidance from experienced investors.

Feel free to message me so we can set something up, or we can continue the chat on here.  Hope this message finds anyone who reads it well.

Cheers,

Good afternoon BP,

I wanted to start a thread with the hopes of starting a dialog with real estate agents, wholesalers, investors, or anyone familiar with the greater Detroit market.  By December of next year I plan on moving to Michigan and will likely be living in one of the surrounds suburbs of Detroit.  I currently own no property but would like that to change sooner rather than later.  I just need the right tools and especially the knowledge in order to succeed.

Being that I am new to REI and know that I will be moving to that area in the near future, I figured I would try to educate myself the best I can so I can hit the ground running once I move. I would like to focus on 2 types of investments, buy and hold and multifamily. I understand that they are vastly different, but those are going to be my main focus.

I have some pretty lofty goals, but am excited to start my journey.  If anyone has any good book recommendations, I would greatly appreciate it.  Hope to hear from you all soon!

Cheers
