A checklist of what needs to be negotiated would be helpful (try to think of EVERYTHING that could go wrong, and address every one in your agreement). Anyone have one?

I have not seen any podcasts specific to self-storage or retail. But the principles of commercial real estate apply to all segments. For example, calculation of rates of return and cash flow. I get a lot out of the mobile home park podcasts, but not because I own MHPs. 

As for Podcast apps: I've tried them all, including the pay ones, for both Android and iOS. My favorite for Android is https://play.google.com/store/apps/details?id=com....

Jeez, these days, the question is more like, "Who DOESN'T offer training and coaching?" Many of the book authors listed in my post about multifamily books here seem to offer coaching. Many of the authors are also podcasters and share much of their knowledge on those.

In the end, reading the books I mentioned in my other post should get you 80% there in the education dept. If you want mentoring/coaching, then any of the authors should be able to help....or just meet a MF investor in your local REIA and ask him or her to help you. Personally, I think $300 is all training/coaching is worth...any more than that, and I think you are wasting your money or you are just too lazy to read the books, watch the videos, and listen to the podcasts.

Are you an experienced real estate investor or professional? Do you have at least ONE real estate "deal" (fix-and-flip or wholesale project or buy-and-hold investment) under your belt? If so, you're invited to attend the New Mexico Real Estate Mastermind Group. We meet on the 1st Saturday of each month at a different member's vacant fix-and-flip or buy-and-hold project. 

Our events have been called "the best real estate meetup in New Mexico" because our attendees are not "newbies" but are real live investors with experience that they are happy to share with other investors. The "fun" begins at 9:45am with networking with your fellow experienced investors, followed by introductions at 10:00. Then we'll have a short presentation by the host on the in's and out's of his current fix-and-flip project, including the financials. Finally, we'll wrap with "Haves and Wants." We are usually done by 11:15 or so. There is NEVER a charge to attend, and we do not allow "pitching" of commercial products or services (this means you, too, Realtors!). (You can do all the one-on-one pitching you want during the networking portions of the meetings.)

For January's meeting, we had about 12 attendees see Tim Z.'s latest fix-and-flip project. As usual, we had a mix of both new and seasoned attendees. This time, we were joined by an active hard-money lender (and experienced investor in all facets of real estate and business).

This month (February 2017), we are honored to have as our hosts again Curtis and Lisa Steinman, who concentrate on Rio Rancho fix-and-flips. They will actually be showing us two of theirs on the same block: One fully rehabbed, one undergoing rehab. PERFECT.

Interested in investing in multifamily? Join 12-15 local apartment investors for breakfast to network and learn from the best brokers, appraisers, and property managers in the Albuquerque, New Mexico area! We meet at a local restaurant every month on the 2nd Friday at 0800. We start by networking for 30 min., followed by a 30-min. presentation by a guest speaker. These events are non-commercial; no "pitching" by commercial vendors, please (except in private). There is a $10 donation charge (plus your breakfast bill), which must be paid in advance here on Meetup. However, we donate all proceeds to the speakers' favorite charities.

THIS MONTH: We are excited to have as our guest speaker for our February Meeting Mr. Todd Clarke of New Mexico Apartment Advisors.
