Hi John,

I am a little late to the party here but I just saw this post and I have been house hacking for the last year and going on my second year. I live in fayetteville and commute to Charlotte, NC and other parts of the Carolinas often.

If you want to set up a call that would work for me. Just DM me if you want to set something up.

Quote from @Megan Ratigan:

Hi! I am newer to this, I am currently in the process of looking for my first rental property.  I think I still have a lot to learn, and my question to you all is, what did you do that you think helped you the most when you were first starting out?  Learning what you need to start your first rental, the applicable laws and regulations in your area (I am in Atlanta, GA), how to learn what market near you you wanted to invest in, etc.  I have read a couple of books which I think really helped me out, and I listen to podcasts, but I am stuck on how to best focus my education efforts and I am just curious if any of you are willing to share what helped you most in the early days!  Thank you!

Hi Megan,

Welcome to the world of real estate investing and all it has to offer.

When I first started, the best thing I did was research my hometown as I was most familiar with that and the market in the area. I grabbing the book Rich Dad Poor Dad which help me build a nice base before starting my investing journey.

I invested in a single family home first seeing as it would be managed well by the HOA long term, its near my sisters other houses (so if I wasn't around she could help) and it was in a good area of town which could generate rental revenue well over the mortgage.

To best focus on educating, I would suggest looking into one investing strategy that you think works best for you and give it a shot, find a mentor and be selective when choosing books/podcasts. Information is great but when you're taking in too much in a short period, you won't be able to retain it.

There is also a group that is geared towards women investors on Instagram that you could check out. They look like a great group and even have a podcast that I would suggest. Their Instagram is @Wiire.community

Hi Max,

I would recommend reading books like BRRR or Rich Dad Poor Dad but there are many books out there to read from.

Also podcast from BiggerPodcast are another choice to go with and they have three of them.

Another resource would be learning through experience when you're buying or find a mentor.

I hope this helps and let me know if you need anything!

Hi Everyone!

I am trying to buy a ticket from the events page here for BPCON 2023 but it doesn't seem to work. Are tickets not available yet or is it something else?

Thanks in advance for the insight!

Post: BRRR vs Conventional

Hi Everyone!

I have been someone who has actively used the conventional method to buy my real estate investment properties for long term rentals. Now I am looking at converting one of them to a short term rental and the other as a long term cash flow property.

However, I have started to learn more about the BRRR method and it seems amazing for building up your REI portfolio which has me wondering why more people don't just do this to accumulate properties. Can someone tell me the key difference between these?

I am looking at doing a BRRR after the STR I am looking at.

Thanks in advance for any insight!

Not worth it and the most expensive I have seen x10.

You can learn everything through here, books such as BRRR or Rich Dad Poor Dad for examples and attending meet ups.

Hope this helps and reach out if I can be of any help!

Quote from @Amanda Brickell:

Hello All,

Currently starting a REI business with multiple family members and looking to network to build our team. We are spread out between Maryland and Virginia and looking to invest in these markets as well as the surrounding areas. We have been binging the Real Estate Rookie Podcast, took an intro course, and reading anything we can get our hands on. Now, we would love to get in touch with anyone interested in dishing out advise, mentorship, and those who can become a part of our network. Lets create a win-win for us all.

Hi Amanda, welcome, and congratulations on starting the journey! It's a never-ending learning process haha

Always looking to connect with new people!

That's impressive and a lot of information learned over that time I am sure. Congrats on that milestone, Nathan!
