If you are doing a JV with another wholesaler normally there is a 50/50 profit split.

I wouldn't recommend marking up the deal anymore than what it is. You can lose a cash buyer that way because if you mark it up and other buyers have seen the same deal at a lower price then you'd be known as marking up deals and wholesalers already have a bit of a bad rep of bringing inflated assignment fees to buyers.

Sign a marketing agreement with the other wholesaler and make sure to send it to the title company so your name gets on the HUD and you get paid.

Also check out Click2Mail. They have great templates also.

If you can, at the very least, afford $500/month for marketing then that is an okay start. Just don't rely only on the absentee owner list to find leads for a potential wholesale deal. They are so many more.

Google "50 Ways For Real Estate Investors To Find Motivated Sellers" or do a search here on BP for "50 Quick Actions To Find Motivated Sellers" by Seth Williams.

I'm sure between those two lists, you'll find a few less expensive ways to get started while finding different lists to target.
