Some of the property management companies may have clients interested in selling, too.  That's a good way to get into the market, as some of those will likely already have tenants and be cash flowing.

I know of a client of mine who is currently interested in divesting more than one property.  PM me to discuss further.

The Barton Company has very good rates and does quality work in many of our properties.  I'd recommend them.  They may not be as cheap as you're looking for, but you sometimes get what you pay for.

Art Del Negro (DM me for info) is a REALTOR® who works with a lot of investors.  He's also a licensed home inspector, so he can offer additional insights.

Jeff,

There are a few companies in SA that would probably be very willing to handle a task like this.  It may not fit my team's expertise, but contact me directly and I'll take a look.  Worst case, I can refer you to a few others in town.  I do also completely agree with the NARPM suggestion.  We're members and I'm an officer in the local chapter.

This is precisely why we love working with investors as they search for property. All too often someone will reach out to me with a property about to close (or just closed) only to find that we can't rent it for what someone else told them it would. It's really a smart move to involve someone who knows the local market, areas of town, and the respective rent rates for them. While the MLS has a lot of the data and you need a local REALTOR® to get it, what's equally important is experience. Make sure you talk to a company who's been doing property management & rentals for 20+ years.
