Post: RedX vs LandVoice vs ArchAgent

I'd like to bump this.

I used Landvoice when I was in Suffolk County NY and it was a fantastic service. A little labor intensive to create the lists/search. Now in Hawaii with a different MLS, REDX doesn't automatically populate the expired information so I'll have to export that manually and input it according to the REDX rep that called me. I've heard of a few different CRMs that will take inputs from multiple sources (Happygrasshopper, Followupboss) and even have delegation options. This is a fairly new feature to REDX,

But looks powerful.

I digress:

Anyone in Hawaii, Kaneohe, Honolulu, Mililani, Kaaawa, Kahuku, anywhere Hawaii (threw those in for keywork alerts), doing anything with any of these FSBO/Expired populators successfully? Are you mixing and matching for different services?

Tagged the folks I've spoken to about meeting up!  As I said at the beginning of the post if anyone is interested in meeting up tomorrow or this weekend too, I'm down for an additional coffee/liquid of choice!

Hey BPers/Long Islanders,

The following is a carbon of my previous posts.  Same topic.  Same function.  Let's meetup!  I'm going to tag the people from the area that I've met recently here on BP and that I've gotten to join as well!  So if you were tagged you're in a name gaggle at the bottom of the post.  If anyone is interested in meeting up tomorrow and shows some interest on here I'll definitely be there but I was late getting this thread up so have decided to hold the next meeting the 5th.  See everyone there!

Meat and potatoes of the following post:

What:
Meetup to network and discuss lead discovery, financing, new legislation, tax benefits specific to Suffolk/Nassau, new deals, old deals, what's been working for you, what hasn't been working etc.

Who:
Wholesalers, builders, lenders, subject to'ers, brokers of any kind ( insurance, finance, real estate ), lien investors, appraisers, mobile home investors, new investors etc. (Everyone)

Where:
Smith Haven Mall Panera Bread. Alexander Ave & 347. West side of the mall.

The rest:

I wanted to reach out and see if there is anyone interested in meeting up for coffee and talking about their current deals in the area, deals they've done in the area, or their research in the area if they haven't done any deals. I've noticed a pretty surprising lack of recent forum posts in this area which, I'm not going to disguise it, is a little discouraging. As I've posted about LI I've mostly gotten people to reach out from Queens (which I know is LI technically), New Jersey, Brooklyn and Manhattan which is still fantastic, but of course, I'm looking for that core group of Long Islanders.

I'm looking to get a once a week meetup started. I plan on attending every week's meetings and depending on how many people start to show we can go from there to scale up or down to bi weekly, monthly or even a couple a week.
If anyone knows of meetups like this going on already please enlighten me!

The objectives for the meetings will be, initially, to network. For myself specifically I will be trying to pick people's brains about the area and find out what's been working for them or what didn't work for them with buy and holds. I'd also be interested in how well the 2 and 50 percents are helping investors guide themselves here. The meetings shouldn't be limited to buy and hold or flipping even. Wholesalers, lien freaks, builders, lenders, subject to'ers, brokers of any kind ( insurance, finance, RE obvi ) appraisers, new investors, greenie weenies are all invited. I plan on trying to integrate other sites like Meetup.com (as antiquated as it seems for this area) and maybe even a couple adds on community on craigslist. If anyone has any experience with other meetup sites, please let me know. Of course if anyone comes to the meetups I'll urge them to get integrated here at BP as I'd like this to be our main forum and means of communication.

Eventually the structure of the meetups will be specific to a meeting if we're having them often enough. Lead discovery, financing, new legislation, tax benefits specific to Suffolk/Nassau ( HA I made a funny!). Hopefully after the group is a bit more networked we'll have guest speakers at every meeting to tackle a specific topic so it's not like many of the meetups I've been to where everyone is leeching off of the same few people. In order for the meetup to last symbiosis is required (that spell checked but I don't know if it's actually a word).

The most logical place that comes to mind for a Suffolk meetup right now is the Starbucks by Smithhaven Mall, perhaps the Panera that's right there. Panera would be a good serial location to start with as they're all over. West Babylon and West Islip I think have one. Port Jefferson and Port Jeff Station are right next to one. As I'm not completely familiar with Nassau I'm going to have to lean against someone else for locations there. I'm sure this is not difficult though. I'm going to go ahead and schedule the first and second meetups now ( executive decision as I'm the only one here right now). Smith Haven mall Panera Bread at 6PM. It's on the west side of the mall. There's a little strip mall in the parking lot of Smith Haven mall. Next to Aldi, in front of Ihop off of Alexander Ave @347. Tomorrow the 15th of August and next friday the 22nd of august. After more feedback on what days are good We can obviously change these. If you read this and it's 430 on Friday, don't worry about RSVPing, if you show I'll be there.

Look forward to feedback and hope to see everyone there!

@Account Closed please let me know when you find one!  I finished my RE Sales Person course on Tuesday and during the class I wound up arguing with a couple of different "seasoned agents" respectfully about the fact that wholesalers existed here.  Funny because they felt threatened by them instead of seeing them as an opportunity!  We'll have to sit down and chat sometime.  I'm have been hosting weekly meetups.  I'll tag you in my next post!

Hey all in Suffolk County or Nassau on Long Island NY!

I was going to post yesterday a reminder for people about this meetup.  I was also going to tag a ton of people that I've met in the area but I'm on my phone so hopefully my keyword alert attempt up top will help.  See you guys tonight!

I live in Smithtown!  We'll get together soon.  When you get a minute go check out meetups.  I'm trying to get one going in Nassau and have one this Friday as well.  I'm in the middle of my real estate class, actually.  We'll have to get together soon!

BP is GREAT!  Welcome!

I was 19 for my first. Easily the worst investment I've ever made. It's breaking even in the long term. Tying up my VA loan. Waiting to unload it til after the HOAs drop next month.

I was 21 for my second.  450k purchase price, 100k renovation.  Worth somewhere in the 600s now and cashflowing 1k+/month.

Not too shabby.

Left the Navy and any W2'd income so I've been on hiatus from moving property.

I know this post is from a while ago.  If I'm around for any real period of time, though, you guys will find out I bump threads a lot that maybe shouldn't be.

What did you decide to do with this @Brandon Turner ?  Don't know if you play poker but to use a poker term, it seems like you have a lot of outs.  I'll reserve my comments until we know what you did with it!

For future reference, @Shawn Holsapple getting a copy of his orders is a completely legitimate request (as I'm sure you know) and that after having gotten a copy of his orders, given that they are real orders (and not a hookup from their admin buddies), there will be a number on them to call and verify them.

All of my units are in a military area and I've dealt with this MANY MANY times. Sometimes the guys will say they have orders and actually not.  I know this from first hand experience as I'm sure @Patrick Lindsey may have also done this once or twice while he was in.  Usually even if they're not real and they're cooperating I let them out anyway.

@Patrick I thought that the SCRA was only applicable to home owners so this is great info for me.  I appreciate it!  I actually had to use some documentation from the SCRA when I got out of the navy and Wells Fargo was trying to foreclose on me.  I wound up with a nice settlement check from them!  Not to derail the thread :)

I'm pretty sure I've got the right forum here.
