@Carlos Scarpero Thanks for the info. What do you mean by online lenders? Unless I use a traditional bank aren't most lenders online lenders? Is there a difference between online lenders and mortgage brokers?

@Sasha Mohammed What determines the VA funding fee? Is it the county, the property or who's lending? I'm not a disabled vet so I would have to pay it.

@Zack Karp So all banks will offer basically the same type of loan? I mentioned credit unions but I really was referring to all local banking institutions. I lumped them together.

I'm looking to buy a 2-4 unit property using a VA loan. I have a couple of questions.

1. Does it matter what type of lender? Credit union, big bank or a mortgage company such as rocket mortgage.

2. My COE says my basic entitlement is $36,000. Is the zero down payment determined by my entitlement or the max the VA will lend per county?

I have two questions I need help with.

1. Can anyone recommend a property manager in Corpus Christi?

2. The reason I'm asking the first question is I'm very unhappy with my current property manager. I should have changed more than a year ago. Once I find a new PM I would like to inspect my apartments with them. How do I tell my current PM that I want to inspect my apartments without letting them know its with another PM? And how do I tell my current PM I want to do the inspection without them?

I will need to replace a walkway at a complex I own most of the units. The tenants will not have access to their unit for a few days. I don't know what the law is in Florida. Do I have to provide accommodations such as a hotel? Or do I have to provide cash for them to find a place to stay. I believe in other states the landlord is only required to provide a daily rate of their monthly rent for the days they can not access their unit. I don't know if that is the same in Florida.

It will be sometime in March. The property is in Florida and it is about 6ft in the air. Giving the tenants money might be better Caroline. The walkway will have to be replaced in sections. It is for two six unit buildings that face each other. Our plan was to do it two units facing each other at a time and then move to the next two facing units. The contractor thinks it will take 3 or 4 days per section. But I want to budget for 5 days per section. To do the entire walkway at once would take 3 to 4 weeks. I planned to rent two rooms and just rotate the tenants in those two rooms as we progressed instead of getting 12 rooms for 4 weeks.

I will need to replace a walkway at a complex I own most of the units. The tenants will not have access to their unit for a few days. So we will have to put them in a hotel. I don't own every unit that will be affected. I've been getting prices from local extended stay hotels with kitchens. I have never done this before. I have several questions. Thanks.

1. What information should I get from the tenants of each unit? Such as how many people live in each unit, names, any disabilities?

2. All the units include a washer and dryer. Do I need to provide the tenants with cash to do laundry at the hotel? Or take a certain amount off their rent? They will stay at the hotel for about 3-5 days

3. How do I deal with tenants who who cause extra fees from the hotel? Such as smoking or causing damage to the hotel room?

4. Is there some kind of form I should use to notify the tenants? How far in advance should I give them notice? Do I need to get some kind of conformation from them?

I didn't know ATM machines could be a business. I thought they were owned by banks.
