I’m in the process of doing that right now.

Didn’t have money of my own, nor could I get approved for a mortgage at the moment, so I’m using 100% OPM from 3 different investors.

It’s a 50/50 split on the business and with the property. 50% for me and the rest divided between my investors/partners.

I’m managing the property and they provide capital.

For Streaming services we use 1) YouTubeTV, 2) Hulu, 3) Amazon Prime & Peacock, so we provide plenty of options for our guests. I'm structuring my STR business as follows, I'm a 50% partner in revenue and getting 50% equity in the house using 100% OPM. I have a few silent investors putting up all the upfront costs (80k) for a total of 50% in the business and 50% equity in the house as well. My question is who should be paying for the monthly managing systems I put in place. Is it part of a the monthly expenses (should be taken from the revenue) or is this a cost that should be paid by myself since I'm the one managing the property?

Ductless doesn't provide ventilation.

But it is much easier to retrofit.

It depends on how much you want to put into it, and how nice you want the finished product to be.

When you say "heat" do you mean propane, gas, oil or electric?

I'd want to keep it under 8k for the system plus instillation. I have propane there
