@Gulliver R. it will take some time to find a good one, but I will look for a good reliable handyman in the area. I am not sure what is the prices in Washington but in PA and NY a good handyman charges $15-20 per hour.

@Aaron R. just curious. Did you try to detect all leaks with American Leak Detection and fix them? Replacing the lines should be an expensive project.

I spoke with couple companies about their warranties at Louisville Manufactured Housing Show last year and the prices were attractive. However, we did not use them. 

I agree with @Rachel H. it is easier to have a good team of contractors. Unless you have only one POH in your park.

@Luke Leslie I heard a lot from the people in the industry that it is not cost efficient to build a park. However, I do not build one so I can not advise.


I recommend contacting @Ken Rishel about this topic. He is well-known consultant and operator in the industry.

@Ray Lai The downside is the stigma :) It is not sexy to own a mobile park.

@Adam Adams yes you are correct you just divide by cap rate. I am sorry, I just used to multiply by number 10 :) that's why I said "multiply"

@Adam Adams it all depends on the market as @Tyson Cross said. However, if we talk in general and we are talking not about hot markets like New York, California and Florida the Cap rate is 10

@Jason Yarusi total occupied and paying lots. We do not count the empty lots in the formula. If there are park owned mobile homes, you do two types of evaluation (the park evaluation and inventory evaluation).

@Gulliver R. "the industry standard" is 10 CAP. However, I would recommend to use the rule of thumb formula # of lots x lot rent $ x 12 x 10 cap x (.6 if private utilities or .7 if public utilities .5 if park has less than 30 lots). FYI, it is a rule of thumb only ;)
