 Hey Frank, sorry for the late reply. No, I don't have anyone else that can be a co-signer, but the good thing is that I live in Cleveland and the markets are great around here. So I was looking to hopefully get qualified for a 60k Mortgage Making 20k a year. But in the mean time, I'm going to grind these next few months and see what happens. Thanks for the reply.

 Hi Abner, 

I like to use this calculator https://www.calculator.net/ren... for running my numbers on properties. With knowing more about rehabs and cost there that can come with experience or research. If you do not have experience then I would contact local contractors/investors and ask if they can share before/after photos, estimated price, and what the price was in the end. Even if you plan on doing things on your own this will help you have an idea on how much it might cost. I hope this helps.

Whats up man. I'm in the exact same position as you. I first advise you to submerge yourself with the real estate and finance world. LEARN LEARN and LEARN. It's important for people our age to read up on books, listen to podcast or even talk to experienced Investors to learn about real estate and all that is has to offer. Because believe me, there ARE SO MANY DIFFERENT WAYS you can invest in. Find the one that is PERFECT and only perfect for you. For me, my very first investment Property will try to be a Triplex (or a quad if i'm lucky) that I will be house hacking and managing myself. It's important to learn the ropes and what comes with investing in such a big asset so you don't get overwhelmed when problems come your way. But again, I live in one of the best markets in the U.S.A (CLEVELAND) so it is up to you what step you take.

 Wow thats impressive, thats also a goal of mine at the moment is trying to figure out how to get multiple Great units off of great deals and hoe to fund them. Would you mind if I could get her name and number or is that something you're not allowed to give. Anyway thanks and God Bless.

Yeah man it's crazy. I have noticed that they are also remodeling, building, and expanding the Metro Health hospitals down in the Cleveland area. All I know from what I read is if a corporation (especially a Hospital) is expanding, it means it's a good area to invest in. Not to mention that every time I drive past there, they are also building New apartment complexes in the Cleveland area. Very interesting if you ask me.

Hey Guys, I'm Abner. I just have a quick question. Is it possible to obtain an FHA loan with only 18 months of work history? I have done my research and seen that I can use my College Education (school history) to make up for the 6 months of work history that are missing. So a little bit more info on my job. I am a pizza delivery driver that has been working there for 19 months (started in early January of 2021 and present) and roughly make about 20k a year and have a great credit score. My goal is to obtain a FHA loan so my and my dad come move out and start this real estate journey, but my concern is if i can obtain a FHA Loan with only 19 Months of work History. Keep in mind my dad isn't a citizen so NO he cant be a cosigner. Feel free to drop any recommended Mortgage Lenders that you feel could help me out in getting a FHA Loan.
