We have similar issue. I just terminated the contract with a property manager and the property manager is refusing to share the tenant information. We need this - in case there is an issue going forward (e.g. eviction). What rights do I have?

Hi All, 

We recently exited a contract with a property manager. As part of separation we were expecting for the manager to share the data associated with tenant application. The manager is refusing to share stating privacy laws. I don't understand - the data belongs to us as we are the new landlord. I am worried what and how we will take corrective action - in case we have to evict the tenant. What should we do?

I am looking for recommendations for investment in Ft. Lauderdale. I did some basic research and it seems to me that area around zip code 33313 is attractive. Any other areas folks would recommend? Any agents who have helped with investment properties before?

Hi,

We plan to rent our house and manage it ourselves. I don't see any good software options. Can someone recommend?


Zillow is just for listings, AppFolio doesn't offer anything below 50 properties, ziprent is $95/month .


Any pointers would be appreciated.

My tenant left without forwarding address and completely trashed the place. I put in several thousands to fix the place. Now I need help recovering the money.

I will appreciate it if you can recommend some effective debt collection services. Also, if you have had success with using such services, I would like to know as well.

Thanks all. My question is that can I demand to see receipts? Are they obligated to provide those or disclose that they did the work themselves?

My property manager did not disclose bankruptcy of the tenant. The person claimed great credit rating and rushed into signing the lease. 

Now the tenant completely trashed the place and left without paying rent. I learnt now that the tenant had a prior bankruptcy. Had I known this, I would not have signed the lease. Did the property manager fulfill his/her duties ethically? Is there a violation that I can file? Where would I file if that were the case.

My property manager is declining to provide a receipt of the repair that he/she conducted. Instead he/she claims that his/her invoice is sufficient. I am concerned that he/she is either filing bogus small expenditures OR performing services himself/herself and making profit. Do I have the right to see receipts?

My tenant left after completely trashing the property. The person did not leave a forwarding address (I have e-mail and/or phone number, social security etc. though). I was wondering what do I have to do to atleast put this on their credit history. 

I am assuming I will never recover lost rent and the money that went into house repair (several thousands). 

First question:

a. Small claims court or a collections agency (I live in a different state than the property)

b. Any recommendations on debt-collections agency or lawyer (Tarrant County, TX)
