Hello,

I have recently bought a property subject to existing financing in Illinois.

I am planning to sell this house on owner financing. The monthly payments from the buyer needs to cover the monthly payments of the loan. Do you guys know of any loan/note servicing company that provides such services in Illinois?

Hello,


I have recently read a lot about Pre-foreclosure investing and 'Subject to' deals.  I would like to buy houses under this strategy but not sure where to start. 

I am currently working on my marketing plan and designing my postcard campaign. Although I have read and watched all educational books/videos to really understand how it works, I am not very confident about it.

Some of my doubts/questions :
1. Where can i get list of houses who have received 'Notice of Lis Pendens' ?
2. What can I do to make sure that I get all documents/disclosures properly signed ?
3. Can anyone here help me understand this strategy and walk me through the process ? 
4. Any advice on practicing and improving my cold calling skills ?

I will be really happy to devote my time and energy with anyone who can help me learn this.

Finally, I found a property that was in my budget and located in a good neighborhood.
After negotiation,I made the final offer on this property which eventually got accepted and the transaction is currently in its closing phase. (Closing date: 02 June)

I financed this property with an IHDA loan & received downpayment assistance(1st home buyer) as well.
The condo is a spacious 2 bed and 2 bath with an open dining area. I have decided to live in one of the rooms while renting out the others for at least a year so as to use the grant.

I am planning to convert the open dining area into another bedroom making it 3bed 2 bath condo.


Questions:
1. Can you guys refer any good contractors for this job?
2. What should be my strategy for the current month?
3. How can i rent out the other rooms? Do i need any legal lease/ document to do this?
4. Any other feedback/suggestion ?

Its great to meet someone who has already done exactly what I am planning to do this year. I would love to hear more about your strategy, deal analysis and what problems you faced while closing it.

Also, I'll be really thankful if you can help me to analyze some of my deals.
